When buying an off the plan property, its important to take note of the specifications and inclusions list. Knowing what fixture and fittings are included in the build will highlight the anticipated quality you’ll expect.
What are fixture and fittings?
Fixture and fittings are two separate things. Fixtures are items that are secured or bolted to the walls or floor, such as lights. Fittings on the other hand are free standing items such as window furnishings (curtains/blinds).
Here is a list of some common fixtures and fittings:
Fixtures
- Lighting fixtures (either ceiling or wall mounted)
- Central heating systems (includes split system)
- Built-in wardrobes
- Kitchen units (including cabinetry and build in oven)
- Bathroom appliances (such as taps, showers)
- Main plugs and sockets (electrical connections)
Fittings
- Window furnishings (such as curtains, blinds, veneers etc)
- Flooring (including carpets, floor boards and toilets)
- Items hung on walls (these can be pictures or paintings, mirrors etc)
- Kitchen appliances (such as microwaves and fridges to name a few)
- Contents (such as couches, stand alone drawers etc)
When buying a property, review the inventory checklist. This is particularly important and to be included in your sales and purchase agreement (S&P). Their should be an inclusions list that outlines all of these items. Also take note of brands as they will also feature warranties.
